NEC Owner Ramifications

Additional fuel load and environmental risk from the 45 billion feet of plenum cable estimated in place in buildings in the United States will fuel fires and hamper evacuation and life safety operations.

Litigation exposure for non-compliance in legal actions. Owners need to evaluate the cost of acting/not acting against the cost of litigation from those affected from a fire occurrence or from an environmental position. Tenants and occupants, already concerned about environmental conditions in the workplace, will seek assurance of compliance in lease negotiations.

The insurance industry is gearing up to address this issue both on the municipal (AHJ) level and on the building level. The initial concerns with fuel loading created by abandoned cabling will likely be replaced by larger concerns regarding Indoor Air Quality and Indoor Environmental Quality. Compliance will reduce insurance premiums and ensure proper rating structures for policy underwriting.
